Spotlight On Upper Merion’s Progress, Q1 2018

From Supervisor Greg Waks, here is the quarterly update of all the progress being made in Upper Merion:

Every quarter I post a list of many of the redevelopments approved in Upper Merion Township as well as some planned infrastructure improvements and some restaurant and store openings. This is by no means an all-encompassing list. The list also includes locations and/or the most recent information I have about potential opening dates though dates are always subject to change.

• Keystone Shops medical marijuana dispensary (Hansen Access Road and S. Henderson Road) – Spring 2018
• Upper Merion Community Garden groundbreaking (Corner of Henderson and Ross Road) – Spring 2018
• J. Alexander’s restaurant (former site of LA Fitness on Mall Blvd) – Spring/Summer 2018
• First Avenue Road Diet with bike lanes and sidewalks- late Spring/Summer 2018
• Eddie V’s restaurant (pad in front of the King of Prussia Mall) – Summer 2018
• Workhorse Brewing Co. (King Manor) – Summer 2018
• North Italia restaurant (in the King of Prussia Mall) – Summer 2018
• Caley Elementary School – August 2018
• Gulph Elementary School – August 2018
• The Brownstones at the Village at Valley Forge by Toll Brothers- 132 stacked townhomes (Village at Valley Forge/former golf course in accordance with the terms of the settlement of the golf course litigation) – 1/3rd is already completed and occupied, other units completed 2018-2021
• Dredging of the stormwater retention basin (aka the pond) at the Township Building Park – 2018
• Construction of a dog park – 2018
• Park Square (aka Bentley) – (311 high end apartments on Vandenburg Road with a cafe and public walking trails surrounding the complex) – 2018
• Park improvements and/or upgrades at the following 8 parks: Bob White, Heuser, Township Building, Kingswood Road, Swedeland, Sweetbriar, Tabak and William Wall – 2018
• Sidewalk from King Manor to Saulin Blvd – 2018
• Hanover 2 – (337 very high end apartments at the Village at Valley Forge/former golf course in accordance with the terms of the settlement of the golf course litigation) – 2018
• AVE (with Korman Communities), 276 high end apartments on the former golf course in accordance with the terms of the settlement of the golf course litigation, across the street from the Sheraton – 2018
• Woodfield – 320 very high end apartments at the Village at Valley Forge/former golf course in accordance with the terms of the settlement of the golf course litigation – late 2018
• Crow Creek Trail which runs from Walker Park to the high school/middle school complex through Volpi Commons and then into the woods to the Upper Merion Community Center – 2018 or 2019
• 4-Story self-storage building with sidewalks (S. Henderson and Shoemaker Roads in limited industrial zoning district)- 2018 or 2019
• Caley Court Estates (15 houses off of Caley Road) – 2018 or 2019
• Skye 750 (Moore Road) – 248 apartments. Originally approved in 2010 as extended stay housing the plan was amended to allow apartments with a sidewalk plan – 2018 or 2019
• Bartaco restaurant with patio seating (King of Prussia Mall) – 2019
• First Avenue Linear Park – 2019
• Hanover 3- (390 very high end apartments at the Village at Valley Forge/former golf course in accordance with the terms of the settlement of the golf course litigation)- 2019 or 2020
• Main Line Health Facility with Axia Women’s Health- Village at Valley Forge – late 2019
• Chester Valley Trail extension through Upper Merion to Bridgeport and Norristown- probably 2019 or 2020
• 422 Bridge Replacements over the Schuylkill River – 2020 or 2021
• 300 unit Renaissance Blvd development (site previously approved in mid 2000s as a commercial office building)
• Park Ridge Hotel (480 N. Gulph Road) originally approved in 2010, the revised plan reduces the number of rooms to 120
• Lily Pulitzer – (Third Avenue) 2, two-story office building additions of approximately 4,900 square feet each to the existing office and warehouse facility
• Losty Subdivision (231 Matsonford Road) – 6 large houses, probably over $1 million per house
• Recreational and warehouse facility (541 Flint Hill Road) – 40,000 square foot one-story building
• Self Storage Facility – 550 Allendale Road
